Air Conditioning in Steamboat Springs

I was asked by a client today if a house that she liked had Air Conditioning. This particular one did not and priced at $450,000 it got me thinking about how many homes in Steamboat actually do have Air Conditioning these days.

In our MLS, of the 768 active residential listings, only 172 have A/C. That’s 22% which was actually more than I thought would have it. If you take out the Steamboat Grand and the newer developments including the downtown residential buildings, Wildhorse, The Highmark, Edgemont, Chadwick Estates, One Steamboat Place, the Porches and Trappers Crossing, that leaves you with 49 homes/condos with A/C.

If you only want to know how many single family homes and townhomes have A/C, then that number is 40. And besides one new live/work development in Hayden that has A/C and is priced at $169,000, the single family homes in Steamboat with A/C start at $889,000. If you want to know how many single family homes (no town homes) in Steamboat have A/C, that number is 23. So, this is definitely more of a luxury feature in Steamboat than in other places. Of those 23 homes with air conditioning, we have 7 of them listed:

Shoulder (Mud) Season in the Rockies

There was a push a few years back to start calling Mud Season, “Shoulder Season”.  This is the time frame after the mountain closes and

Paddleboarding in spring offers a whole new challenge

Paddleboarding in spring offers a whole new challenge

before summer really starts and the time frame after the summer ends and before the ski season starts.  This name comes from the fact that these times of year truly are muddy.  You never know if it’s going to snow, rain, hail, blow, or turn out to be a beautiful sunny day  – sometimes you can see every weather pattern mentioned above in a 24 hour period.  So a lot of people do leave town, and some restaurants do close down, and there may not be as many activities as you’re used to in the peak seasons, but that’s no reason not to love mud season! Here are the Vanatta Groups top mud season activities:

1. Hike – but be prepared for all kinds of weather

2. Dine out – the deals offered during this time of year are unmatched!

3. Road Bike – break out the bike, tune it up, and explore the country side

4. Catch a movie – if it’s rainy and cold, why not check out the latest blockbuster

5. Golf – You never know when opening day for golf season will come, but get ready to get back out there!

6. Kayak – this takes some guts and experience because the river is flowing, but it fun even if your just watching from the river bank.

7. Spring Cleaning – there’s no better time to get your property in order and trash or sell some of the old stuff

8. Garage Sales – Once your done spring cleaning, go refill your stuff from what your neighbor is getting rid of

9. Local Beer Tour – Hit up the new breweries on the west end of town, then make your way to Mohagany Ridge and The BARley

10. Hike the mountain – if there’s still snow left, strap on your skis and may your way up for some very uncrowded spring skiing!

In honor of this special local season, here are 3 amazing real estate deals that you should check out right now:

Ski Resorts in Summer

This is a great article from Greenwichtime.com about ski areas in the summer. It’s no wonder that many of the locals come for the winter and stay for the summer!Flowers on Emerald Mountain

In the old days, after the snow melted at ski resorts, all that remained was grass, a gondola and the occasional alpine slide.

“The summer isn’t really considered the off-season anymore,” says Loryn Kasten, a spokesman for the Steamboat Ski and Resort Corp. in Colorado. “There’s a big push to take advantage of the terrain and make communities four-season resorts.”

The U.S Forest Service, which authorizes permits to 122 ski areas, from Wildcat Mountain in New Hampshire to Snowbird in Utah, has encouraged resorts in recent years to expand summer activities. Four years ago, Congress passed a law insisting that resorts “encourage outdoor recreation and enjoyment of nature” outside skiing.

Take a look at the full article here.

Here are the Vanatta Groups to 10 activities of the summer:

It has arrived!

The new SIR.com has arrived

SIR.com screenshot and websiteSotheby’s International Realty Affiliates LLC today announced the launch of its newly redesigned website, sir.com, which was built to showcase its network’s listings in an immersive and visual way that is unique to the industry.

“The new sir.com was created to tell the story of a home in a more editorial way, not the commoditized approach that can often be found in our industry,” said Wendy Purvey, chief marketing officer, Sotheby’s International Realty Affiliates LLC.  “We believe the art of marketing a home is based on showcasing its soul, so every aspect of the new site works toward this goal.”

The design changes include an increased focus on full-screen, high-definition video throughout the site, from the homepage to property detail pages, to allow for a more immersive consumer experience.  High-resolution photography also plays a more prominent role.  The property detail pages feature: slideshows that tell a home’s story via the captions, custom video, location overviews that provide insight into the local area via video and text, and a seller or expert quote that offers a personal view of the property.

Consumers still can search for a home based on lifestyle and amenity but now have the ability to sort their results by various home features including pools, kitchens and views, and compare visual images of that feature among their search results.
