Victorian Charm Price Reduced

MoreauALow  There’s something charming about Victorian-style, country homes in small towns. It reminds me of childhood storybook tales, in places far away from where I ever lived. Simple life happened there: drinking lemonade on the porch on a hot summer day, running through sprinklers around grandma’s vegetable gardens and eating popsicles under cottonwood trees.

So, when I listed a home for sale in Yampa, Colorado, (just 30 miles south of Steamboat Springs) I realized places like this really do exist and homes like this are full of stories and memories just as in the books we all remember.
Needless to say, this home is exactly as you might picture it. Built in 1907, this property still houses the original front door, hardwood floors and antique lighting. The original detached garage, which has been converted to a “his/hers” workshop, still sits at the back of the property. Trees that have lived through the harshest winters and drought-ridden summers still tower on the property’s edge giving the owners privacy. A wrought-iron- and white picket fence surround the gardens in this yard that are tended to daily.
Inside the home are three spacious bedrooms upstairs that share a bathroom near a sizeable sitting area. The main level provides a large laundry/utility space ideal for kicking off your muddy boots before you head further inside to the kitchen, dining and living rooms. A wood stove sits in the living room near the fourth bedroom with centennial-style bath.
Kelly Stahl and Pam Vanatta have just reduced the price of this listing to $319,000. Please let us know if you or anyone you know might have interest in seeing this charismatic property.

The Time is Now

At this point in the global economic crisis, if you’ve got extra cash to “put away” for the future, resort market real estate is where you want to be. Whether you’re looking to rent out a Steamboat ski-in/ski-out condo, buy land for a future dream home or buy into a fractional townhome your purchase gives you cash flow possibilities and an investment of lifestyle.

But why buy now and why buy real estate?

We are deep into what we call a Buyer’s Market – those with the money have pick of the litter. Due to an increase in inventory and a lower absorption rate (longer Days on the Market) this couldn’t be a better time. Interest rates are still relatively low and I know lenders who are screaming “Show me the money…and I’ll lend you some more!” But, of course, money talks and cash sells. And why real estate? Because the long term investment and enjoyment of the property far outweighs the stress of watching the status of the inconsistent stock market. Our own National Association of Realtors tells us that home sales are up from last month, click here for full story.

So, let’s find you that perfect fit. Start with a search of Colorado properties and let me know if you like something. Something small…something large, something near…something far.

Stop waiting for the bottom – we’ve hit it and now it’s time to invest! Contact Kelly – even if you’re on the fence.

Somewhere Between Mountain and Modern

diningAs the housing inventory rises and you begin searching for that next great deal in a Steamboat mountain home for sale, don’t forget about design…not only for resale but for your own enjoyment.

If you’re into clean lines and a minimalist approach to architectural and interior design, there’s a handful of homes for sale that many can appreciate. But the key is finding the perfect blend of your mountain lifestyle with a modern flair.

Local Steamboat Magazine published an article that featured some modern points to think of when we look at contemporary design:

• Eco-friendly materials
• Less wood distress and heavy finishes
• No raised cabinet panels
• Artistic statements with cabinetry
• More open interior spaces
• Fewer high cabinets
• Warm plaster walls
• No high shine in materials
• Less/no trim; no crown molding
• Don’t ignore color
• Open planes for great art pieces
• Undermount sinks with solid surfaces
• Consistent edges
• Surfaces that don’t jump out at you
• Wires buried in the walls

Whatever your price range, let’s find you something comfortable enough to call home with a contemporary style that encompasses an upscale ambiance.
