Mountain Condo – Lowest Priced in Subdivision!

Technorati Profile

If you’re single and want to live in a Colorado ski town,  wouldn’t you die to live in a place as nice as this?

This is an ideal mountain condo for those first-time buyers itching to own something and to get rid of roommates! And now you can own this Steamboat Springs condo for right around the same as you’d pay in rent. I just reduced the price of this 1 bedroom/1 bathroom condo in Walton Village – now priced at $199,900 and it’s the nicest on the market. Check out #124382 for more details, photos and a virtual tour.

In the past 5 years I’ve done a ton of upgrades that include bamboo and slate flooring, granite kitchen, new water heater, new bathroom, solid wood doors, new carpet. 565 square feet with decent storage space for a single person or young couple. Walton Village is on the free bus route to take you to the ski area or downtown. Other subdivision amenities include outdoor pool, indoor hot tub, tennis courts and volleyball!

If you’re thinking this would be a great long-term rental property – you’re right! The unit is currently rented until the end of April and brings in $1,000/month in rent. Renters are flexible for showings so call me to get in right away.

For those real estate brokers, I am offering a 4% commission! For those of you who aren’t brokers and are interested in owning this condo, no commission will be paid so I can save you $$!!

Contact me today so I can give you all the details! I am a licensed Colorado real estate broker and I am the seller.

So, What IS Selling?

IMG_0836It’s a question on everyone’s mind lately, “So, what IS selling in the Steamboat Springs real estate market right now?”

According to the Steamboat Springs Board of Realtors MLS, 55 sales took place since December. Let’s take a closer look at what comprised those transactions.

Looks like people want to be close to the slopes without borrowing money. A lo of Steamboat Grand timeshares have recently sold – 8, to be exact. They range in price from $45,000 to $104,000, depending on the number of weeks and which weeks were being offered. A new fancy car or a few weeks skiing in Steamboat, hmmm…with 250″ at the Steamboat Ski Area, I’ll take the vacation in Steamboat!

What new businesses are coming to town? I’m sure we’ll find out soon enough with The Olympian’s closure of the commercial spaces in downtown Steamboat Springs.

While the lower-end condo market saw 6 sales under $400,000, the townhomes did even better with 12 sales around the Fish Creek and Mountain areas with an average sales price of $575,000.

Single-family homes had a more peculiar spin with half of those sold being out of Steamboat city limits (west of Steamboat, Oak Creek, Hayden, etc). The average sales price was more than $1 million – mostly due to the high price points on a Strawberry Park ranch and a luxury home in Stonebridge Park (totaling nearly $10 million for those two). Although there are more than 60 combined condos, townhomes and single family homes listed above $3 Million, it seems even the wealthy are finding real estate a better, overall investment in life right now.

The fancy private jet or a permanent vacation to Steamboat, hmmm? How do you answer this question?
